Cold calling vs text blasting: which works for real estate investors?
Calling converts; texting reaches. Run on the same list they compound, which is why we offer both as one engagement. Here is what each does well and where each fails.

What calling does that texting can't
A conversation. Motivated sellers rarely text back "yes, I'll sell for 60% of value"; they say it on the phone after six minutes of someone listening. Calling qualifies, handles objections and sets appointments. It is also the channel where quality control is possible: every call is recorded and coached.
What texting does that calling can't
Reach. A caller connects with a fraction of a list; a text reaches most of it. Sellers who never pick up unknown numbers still read texts. SMS is the channel for first touch at scale, for follow-up reminders, and for reactivating old leads.
Where each one fails
Calling alone leaves most of the list untouched. Texting alone produces replies nobody works, and unmanaged SMS volume is a compliance problem: carriers filter it, opt-outs go unrecorded, and the number burns. Text blasting needs a lead manager answering replies and a sender who tracks consent.
How we run them together
One list, pulled and skip-traced. Callers work the records in priority order. Texts go to records the callers haven't reached and carry follow-ups for the ones they have. Replies route to the lead manager, who continues by phone. One report shows both channels against the same contracts. Text blasting is quoted on volume rather than flat; the right cadence depends on the list.
Questions people ask
Is text blasting legal?
Business texting to consumers is regulated (TCPA and carrier rules). Permitted hours, opt-out handling and consent records are required. We send within those rules and don't blast lists we haven't vetted.
Can I run text blasting without calling?
Yes. It works best on top of calling, because the text warms the record and the call converts it.
Which should I start with?
Calling. It produces the conversations that teach you what your market responds to; add texting once the script and list are proven.
