How much does real estate cold calling cost?

Short answer: a dedicated, managed cold caller for real estate starts around $1,100 a month, and the number on the quote matters less than what it includes. Here is how the market prices it and how to compare two quotes properly.

In this guide

The three ways cold calling is priced

Per hour. Freelance callers on marketplaces charge $4 to $12 an hour. You supply the list, the dialer, the script and the management. The hourly rate looks cheap because everything that makes calling work is missing from it.

Per lead. Some vendors charge per qualified lead, typically $25 to $75. Variable cost feels safe, but the vendor controls the definition of "qualified", and the incentive is volume, not deals.

Monthly, per dedicated caller. A managed caller with dialer, QA, reporting and a manager, usually $1,100 to $1,800 a month depending on whether data is included. This is how Valtiera prices: from $1,100 a month with your own list, with data-included tiers quoted on a call.

What a managed monthly fee should include

  • A caller you interviewed and approved, working your account only
  • The dialer (multi-line, caller-ID rotation, spam remediation), configured and paid for
  • A script written for your market and adjusted to your strategy
  • Daily quality assurance on recorded calls, weekly coaching
  • Daily, weekly and monthly reporting
  • A named account manager and a regular checkpoint with leadership

If any of those is missing from a quote, add its real cost before comparing. A ReadyMode IQ seat with assisted spam remediation runs about $370 a month on its own; a manager's time is the part most people forget to price.

What costs extra, and should

Data. Pulled and skip-traced records cost money everywhere. Expect either a per-record price (one to four cents) or a tier that bundles 15,000 records or more a month. Ask whether you get a copy of the file.

Lead management. Someone owning follow-up after the first call is a second role, not a feature of the caller. Quoted separately, usually one manager per two or three callers.

Text blasting. SMS on the same list is priced on volume and compliance work, not flat.

How to compare two quotes in five minutes

Put both on one line each: monthly fee, data included (records), dialer included, QA included, manager included, replacement policy, contract length, setup and cancellation fees. The cheaper quote usually loses two or three of those. The question is not "which is cheaper" but "which one still costs that in month three".

Questions people ask

What is the cheapest way to cold call for real estate?

Doing it yourself, if your time is worth nothing. The next cheapest is a freelance caller plus your own dialer and management, which works only if you have time to manage. A managed caller from about $1,100 a month is the cheapest option that doesn't need you running it.

Is there a setup fee?

Valtiera charges no setup fee and no cancellation fee. Some vendors charge $300 to $1,000 to onboard; ask before signing.

Do I need a contract?

Valtiera bills monthly with no long-term commitment. Twelve-week minimums are common elsewhere; if a vendor needs a lock-in to keep you, ask why.

How fast can calling start?

Three business days from agreement at Valtiera. One to two weeks is typical elsewhere.
