Just finished a wholesaling course? Your first cold calling campaign
You have a script and a buy box. What you don't have is time to dial. Here is a first-campaign plan that doesn't waste your course fee: one market, one list, one caller, and a follow-up habit.
In this guide
Pick one market and one list
Not three markets. One county you understand, one list type (absentee high-equity is the safe start), fresh and skip-traced. Spread thin and you'll conclude cold calling doesn't work when the real problem was focus.
Start with one caller
Starter is one dedicated caller on your own list from $1,100 a month; the data-included tier is quoted on a call. One caller is enough to learn what your market responds to. Scale when leads are being worked within a day and you still have list left.
Your only job: work the leads
The caller's job is the first conversation. Yours is the second, the same day. A lead that waits a week is gone. If you can't commit to same-day follow-up, add a lead manager from the start; it is cheaper than the leads you'd lose.
How to judge month one
Pipeline, not contracts. Contact rate stable (about 8 to 11 dials per conversation is normal), leads forecastable, first offers out. Contracts in month one happen (several of our clients did it), but the average across our accounts is a 60 to 90 day ramp to a steady one contract a month per caller. The students who quit at week six are the ones who measured the wrong thing.
What your coach may already have set up
If you came through a coaching program, ask whether they have a partnership with us. Many do, and it usually comes with a group rate and onboarding built for their course.
Questions people ask
Can I afford this with no deals yet?
That's the decision. Monthly, no contract, cancel anytime; one contract covers a year of calling. Run the numbers for your market before you start, and be honest about the follow-up commitment.
Do I need a CRM?
Something to hold leads and callbacks: a free CRM or a spreadsheet is fine to start. We'll work in whatever you have.
Can I interview the caller?
Yes. You approve the hire; nobody works your account without your sign-off.
