The best lists for real estate cold calling
The list decides more than the script or the caller. Here are the list types we pull most, what each is good for, and the two mistakes that quietly kill campaigns.
In this guide
The lists that convert on the phone
Absentee owners, high equity. The workhorse. Out-of-state or out-of-county owners with 40%+ equity and ten-plus years of ownership. Steady motivation, large pool.
Tax delinquent. Owners behind on property taxes. High motivation, smaller list, more objections about price.
Pre-foreclosure and lis pendens. Time-bound motivation. Requires sensitivity in the script and fast follow-up.
Vacant. Mail returned, utilities off, or USPS vacancy flag. Best stacked with absentee.
Probate and inherited. Slower, relationship-driven, high contract rate when handled with care.
Vacant land. Different conversation (no tenant, no condition), long nurture, strong for land investors; see Matthew's story on our client page.
Stacking: the real edge
A record that appears on two or three lists (absentee + tax delinquent + vacant) converts several times better than one that appears on one. Stacking shrinks the list and raises the contact-to-lead rate; it is the first thing we do with every pull.
Two mistakes that kill campaigns
Old data. Skip-traced numbers decay fast. A list pulled six months ago is a list of wrong numbers. We pull monthly on data-included tiers.
Too big. A 50,000-record list for one caller is a list that never gets worked properly. One caller handles roughly 15,000 fresh records a month with proper follow-up, which is why our tiers are sized that way.
What you get from us
Lists pulled to your buy box, stacked, skip-traced, and delivered as a file you can use on any other channel. If a list isn't converting after two weeks, we change it.
Questions people ask
Can I use my own list?
Yes. Starter is built for it. We'll tell you if it's the list that's holding the campaign back.
How many records does one caller need?
Around 15,000 fresh records a month. More than that goes unworked; fewer and the caller runs out of priority records.
Do you scrub against the DNC list?
We call within permitted hours and action opt-outs immediately. Ask about scrubbing on the scoping call so it's set up the way your compliance posture requires.
